Welcome to Las Brisas

Hi there, and welcome to the neighborhood!

If you’re new to Las Brisas, I just want to say how glad we are to have you here. Moving into a new home—and a new community—comes with a lot of questions, especially if you haven’t lived in a homeowners association (HOA) before. As someone who’s been part of the Las Brisas community for a while now, I thought I’d share a few things that helped me when I was getting started.


So… What Exactly Is the HOA?

Our Las Brisas HOA is basically the organization that helps keep our neighborhood looking great, safe, and enjoyable for everyone. It's a nonprofit group made up of homeowners—just like you and me—that oversees things like:

  • Maintaining the landscaping and common areas

  • Managing the community budget and collecting dues

  • Enforcing rules that we all agree to follow

  • Approving exterior home changes (like new paint colors or fences)

The goal isn’t to control how you live, but to make sure the neighborhood stays beautiful and property values stay strong for all of us.


About Those HOA Dues

Yes, we all pay HOA dues (usually monthly or quarterly), and I get it—no one loves extra bills. But these dues really do go toward things we all benefit from, like:

  • Landscaping along the streets and in greenbelts

  • Repairs and upkeep of community spaces

  • Insurance for shared areas

  • Saving up for bigger projects, like repaving or improvements

I’ve found that the dues are pretty reasonable compared to other Arizona communities, and the HOA is transparent with where the money goes. You’ll usually see budget updates or annual reports that explain how funds are spent.


Community Rules: What to Expect

Like most HOAs, Las Brisas has a set of rules (called CC&Rs and Bylaws) that all homeowners agree to when they move in. These cover things like:

  • Where you can park

  • When trash bins should be out

  • What kinds of changes you can make to your yard or home’s exterior

If something’s out of line, the HOA usually sends a polite notice first. If it’s not resolved, there could be a fine—but honestly, most things get sorted with a quick conversation. And if you ever feel something isn’t fair, Arizona law gives you the right to ask for a hearing or appeal the issue.


You Have a Voice Here

One of the things I love about Las Brisas is that homeowners are really encouraged to be involved. You can:

  • Attend monthly board meetings

  • Challenge or promote ideas

  • Vote in elections

  • Review financial reports, and board meeting notes and more

  • Even run for a position on the board if you want to be more hands-on

It’s not just “some committee” making decisions. It’s your neighbors—people who live here and care about the same things you do.


Want to Get Involved?

There are always ways to get involved, and you don’t have to commit a ton of time. Here are a few ideas:

  • Come to a meeting just to see what it’s like

  • Join a committee (landscaping, events, etc.)

  • Help out with a community project or cleanup day

  • Just say hi to your neighbors and stay connected!

The more people who are involved—even in small ways—the stronger and friendlier our community becomes.
